Improvement Projects To Date:

Gateway Apartments was built in 1986.  We were neophytes in the rental business, but knew that the best way for us to be successful in the business was to offer the best product possible and to provide a great value to our Residents.  Since 1986, we have made the following improvements to Gateway:

  • 1989: Added a huge 25 x 50 Swimming Pool
  • 1989: Added Small Office by Pool.
  • 1990: Purchased 813 Nord adding 21 parking spaces.  Gateway Apartments is the ONLY 4 bedroom apartment in Chico that meets the impact area parking requirement of 3.5 parking spaces per 4 bedroom apartment.
  • 1991: Replaced all roofs with 25 year fire retardant composition shingles.
  • 1993: Replaced all carpets.
  • 1994: Repainted all interiors and switched to a highly maintainable semi-gloss paint.
  • 1998: Resurfaced parking lot.
  • 2000 - 2001: Replaced all carpets a second time.
  • 2002: Repaired exterior dry-rot.
  • 2002: Added mail room.
  • 2002: Added motorcycle parking.
  • 2002: Added covered garbage enclosure.
  • 2002: Repainted entire exterior
  • 2002: Added Half Basketball Court
  • 2002: Installed security lighting between all buildings
  • 2002: Replaced all refrigerators with large 18 - 22 cu. foot models.
  • 2002: Renovated our landscaping, phase I
  • 2003: Extended patios behind buildings 1, 2, 9 & 10 with exposed aggregate concrete.
  • 2003: Installed a more secure fence alongside units 10 and 14 to provide better security.
  • 2003: Installed bathroom exhaust fans in the bathrooms.
  • 2003: Renovated the meeting room adding cabinets, new carpets, multimedia capabilities, and new counters.
  • 2003: Re-surfaced swimming pool.
  • 2003: Installed wrought iron railing between buildings to enhance privacy and improve security
  • 2004: New Treadmills with built-in televisions installed.
  • 2004: Additional lighting installed to enhance security.
  • 2004: More landscape renovation, phase II.
  • 2005: New Vinyl installed as needed in 8 apartments.

But, we are not done.  Here are the projects on tap for 2007:

  • 2008: We will install improved storm drainage in the 813 parking lot to eliminate the lake.
  • 2008: Parking Lot patching will be performed as needed.
  • 2005: Carpet Replacement will begin, this is a 5 year project.
  • 2003 and beyond: As upstairs Air Conditioner units fail, we shall upgrade upstairs air conditioners with 3 ton units, 1/3 more powerful than previous units.
