Your "No Nonsense" guide to moving out of an apartment

  1. Honestly ASSESS the condition of  your apartment -

IF YOU HAVE NOT DONE HEAVY CLEANING every 2 weeks during the entire tenancy - you have a daunting task ahead.  For non-professionals (that includes parents) budget 80 labor hours for CLEANING if you have not cleaned your apartment on a regular basis.

IF YOU HAVE REGULARLY CLEANED your apartment during the entire tenancy - you should budget for 40 labor hours to clean the apartment.

  1. PLAN your move-out:

READ these documents thoroughly.  Think about this, if you do not have the time to read the plan, the tips, and the checklists, do you have time to clean?

BUDGET your time - Plan on spending between 40 and 80 labor hours to clean your apartment based on condition.

SCHEDULE your time - Sit down with your roommates and establish a firm cleaning and repair schedule.  Make sure your roommates are in agreement or you can find yourself doing all the work for them.  If one person does all the work and spends all the money on supplies, we must still send refund checks according to the lease document - no exceptions.

  1. Obtain SUPPLIES:

Make a SHOPPING LIST - After reading the checklist, figure out how much paint, replacement parts, and supplies you need.

Buy CLEANING SUPPLIES - Go to the store and purchase necessary cleaning supplies.  Use our cleaning supplies and suggestions page as a guideline for items that will help you.

Get GATEWAY PARTS - Download pdficonsmall.gif (153 bytes) the Parts Order Form, complete and email (to Kym@sfinvest.com ) or print and deliver our supplies order form to Kym at the office.  We will deliver or you can pick up the supplies.

  1. EXECUTE your plan

REST - Get a good night’s sleep. 

START EARLY

WORK HARD - Do a good job & work hard.  If it takes you a thousand hours to do the job, so be it. The apartment has to be clean.  If you fail to do the work,  we must do it and charge you for the service.

BE SAFE! - Above all, we want you to be safe at all times.

FOLLOW DIRECTIONS - Follow the checklist exactly.  It will save you time and money.

ENJOY your refund - If you and your roommates have a zero balance on your ledger, have not caused any damages to Gateway, and have properly completed all items on the checklist and on Kym’s preliminary inspection, Gateway will mail you a substantial refund check 21 days after your lease ends.

  1. CONTINGENCY plan

CALL us - If the project is too daunting, contact us IMMEDIATELY and we will help you . 

TIME PERMITTING you can get help - If it is not too late, you can hire people to help you that do not have to meet the criteria of our employees and subcontractors, and that will save you money.

WE WILL DO IT - If you choose to do nothing or to not clean, that is your right and we will clean and repair your apartment, but you will be charged prevailing professional rates and you may owe us money in the end.
