In order to choose a lease, you need to decide three things.
First, you need to decide whether you need a Huge or a Really Huge unit.
Second, you need to determine whether you will enter into a joint or an
individual lease. Finally, you need to decide when you want to move
in.
Huge or Really Huge?

Our Huge units are 1414 square feet and
include four bedrooms, two bathrooms, a living room and a large
kitchen. These are some of the largest units available in Chico.
Each bedroom will easily accommodate a queen sized bed, a desk, and a
chest of drawers.

Our Really Huge units are 1560 square feet.
They have an identical floor plan, but the living room and kitchen is
larger. Really Huge apartments rent for slightly more than
their Huge counterparts.
Joint or Individual Lease?

Our Joint Lease is the classic
lease most people are familiar with. In a joint lease, everybody
is fully responsible for lease charges. This means that even if
you paid rent on time for your pro-rata share, you still would owe if a
roommate failed to pay. This is the best option if you are
positive that your roommates are able and willing to fulfill their rent
obligations. Joint Leases are more risky.

Our individual leases separate the
bedroom and rent charges so that the only joint liability is for common
area charges. The common areas are defined in the individual lease
document. This is the best option if you do not know your
roommates or do not want to run the risk of having to pay somebody
else's rent. Individual leases are less risky.

You may not convert from one type
of lease to another after the lease has been accepted by Gateway
Apartments.
Move-In Date?

You can move in on June 5, 2010 or on August
5, 2010, subject to completion of turnover. If severe damage
requires more time, we occasionally delay move-in.

Final Steps

If you chose an individual lease, make sure
to print four copies, one for each resident. If you chose a joint
lease, just print a single copy for all residents to sign.

Follow the instructions on the first page of the package completely
and complete all necessary forms.

Assemble your lease package for all four
residents and mail or deliver the package to Gateway Apartments. The
application package has complete delivery instructions. If you
deliver your package after hours, please go to the mail room by the pool
and use the correspondence drop box.
